Republic Title's wholly-owned subsidiary, Texas Escrow Company, Inc. is a "qualified intermediary" under the applicable IRS regulations which acts as the facilitator in connection with tax-deferred exchange transactions. Although the seller/exchangor may use other title insurance companies to close the subject transaction, the coordination between Republic Title, as the closing agent and title insurer, with its Texas Escrow subsidiary creates efficiencies and economies, especially if legal fees are involved. The exchangor is advised to consult with their own counsel and tax advisors, but Texas Escrow Company has all forms available for the exchange process from the exchange agreement through sale as well as designation and acquisition of the exchange tract. In addition, Republic's reverse exchange company, American Escrow Company, acts as a qualified exchange accommodation title holder to park properties or to construct improvements using exchange proceeds.
