August continued to reflect a slower, more selective North Texas housing market, with fewer new listings and fewer closed sales year-over-year across Collin, Dallas, Denton and Tarrant counties. Buyers have more time to make decisions, while pricing and presentation remain increasingly important for sellers.
There were still some bright spots. Dallas County’s average sales price rose 4.7% year-over-year to $568,250, while Denton County remained relatively steady at $548,458. Across the region, the numbers reinforce what we’re seeing in the market: homes are still selling, but strategy matters.
