Changes to TXR & TREC Forms as of January 7, 2026 –
Important Things You Need to Know & Highlights of the Changes
THE FOLLOWING FORMS HAVE BEEN UPDATED/CHANGED:
- Information About Brokerage Services (TXR 2501, TREC IABS 1-2)
- Seller’s Temporary Residential Lease (TXR 1910, TREC 15-7)
- Buyer’s Temporary Residential Lease (TXR 1911, TREC 16-7)

HIGHLIGHTS OF THE 2025 TREC CONTRACT CHANGES:
Information About Brokerage Services (TXR 2501, TREC IABS 1-2):
- The new IABS 1-2 becomes effective for mandatory use January 1, 2026.
- Replaces IABS 1-1, which should not be used after December 31, 2025.
- Updates include the removal of all references to subagency and provide information related to changes to TRELA, effective January 1, 2026, that arise from the passage of SB 1968.
- Adds a new paragraph describing when a written agreement is required when working with a prospective buyer.
- Adds a new paragraph explaining when and how a license holder can show property to a buyer or tenant without representing them.
- Modifies the description of the parties in the License Holder Contact Information.

Seller’s Temporary Residential Lease (TXR 1910, TREC 15-7):
- Use of the new TREC 15-7 becomes mandatory on January 5, 2026.
- Replaces TREC 15-6, which should not be used after January 4, 2026.
- Updates remove the reference to the Landlord delivering to Tenant the Landlord’s Floodplain and Flood Notice, as recent changes in the law that went into effect September 1, 2025 exempt temporary and short-term leases from the obligation to provide the landlord notice related to flooding.
Buyer’s Temporary Residential Lease (TXR 1911, TREC 16-7):
- Use of the new TREC 16-7 becomes mandatory on January 5, 2026.
- Replaces TREC 16-6, which should not be used after January 4, 2026.
- Updates remove the reference to the Landlord delivering to Tenant the Landlord’s Floodplain and Flood Notice, as recent changes in the law that went into effect September 1, 2025 exempt temporary and short-term leases from the obligation to provide the landlord notice related to flooding.
