The North Texas housing market in January 2026 continued to show rising inventory levels and longer selling times, while buyer activity slowed across most counties.
• Collin County saw new listings decline 4.4% while active listings increased 13.2%, indicating more homes staying on the market. Days on market rose 16.4%, and closed sales fell 7.0%, pointing to softer demand.
• Dallas County experienced a notable drop in new listings (down 10.2%) but only a modest 3.0% rise in active listings. Days on market increased 8.8%, and closed sales dropped sharply by 13.2%.
• Denton County posted fewer new listings (down 4.7%) alongside a 12.4% increase in active listings. Days on market jumped significantly (up 26.2%), and closed sales fell 16.1%, suggesting a meaningful slowdown in buyer activity.
• Rockwall County reported new listings down 8.0% and days on market up 7.1%, with active listings rising 10.5%. Despite slower movement, closed sales improved by 3.7%, making it the only county with sales growth.
• Tarrant County saw new listings decline 11.9%, while active listings were nearly flat (up just 0.1%). Days on market rose 6.5%, and closed sales decreased by 7.2%, reflecting reduced buyer demand.
