The October 2025 real estate numbers are in, and inventory continues to climb across the DFW Metroplex as we move deeper into the fall market. Active listings increased year-over-year in every major county, with Collin County up 26.6%, Dallas County up 14.2%, Denton County up 26.6%, and Tarrant County up 7.6%. More homes on the market mean more choices for buyers across all price points.
Condo inventory also grew significantly, especially in Collin County with 285 active condo listings (+34.8% YOY) and Dallas County with 2,343 active listings (+26.0% YOY). Tarrant County followed with 446 condo listings (+15.4% YOY).
Days on Market increased, giving buyers more breathing room than earlier in the year. Single-family DOM ranged from 54 days in Dallas to 84 days in Rockwall, while condo DOM spanned 23 days in Denton to 76 days in Tarrant County.
Price trends remained steady, with prices per square foot showing modest increases across most counties—Collin at $200 (+5.7%), Dallas at $229 (+4.2%), and Denton at $207 (+5.5%). Average sales prices continued to hold strong, with Collin at $518,687 and Dallas at $555,080.
Condo sales activity was mixed across the region, with Dallas closing 155 condo transactions and Tarrant closing 24. Collin and Rockwall saw smaller yet steady volumes, reflecting seasonal shifts and buyer preferences.
The bottom line: Opportunities remain strong for both buyers and sellers this fall. With inventory continuing to build and pricing staying stable, the market is offering more options and balance than we’ve seen in recent years.
