September 2025 DFW Real Estate Stats

The September 2025 real estate numbers are in, and inventory continues to climb across the DFW Metroplex!

Active listings saw significant year-over-year increases in nearly every major county, with Collin County up 28.3%, Dallas up 16.4%, and Denton up 28.1%. Tarrant County also saw a 10.8% bump in inventory, giving buyers more opportunities to find the right home.

Condo inventory remains strong across the region, particularly in Tarrant County with 456 active condo listings and Dallas County with over 2,270—both up over 20% year-over-year.

Days on Market continue to lengthen, offering buyers more breathing room. In Collin County, average DOM reached 65 days for single-family homes and 73 days for condos. Tarrant condos saw even more time on market, averaging 92 days.

Prices per square foot held steady or rose slightly, with Collin County at $203 (+5.1%), Dallas at $233 (+1.3%), and Denton at $210 (+3.2%). Average sales prices remained healthy, with moderate increases in most counties. Collin’s average hit $525,716 (+4.3%), and Dallas reached $555,737 (+4.6%).

Condo activity was solid, particularly in Dallas (157 closed sales) and Tarrant (32 closed sales), while Rockwall and Denton reported smaller but steady condo movement.
