April 2025 DFW Real Estate Stats

The April 2025 real estate numbers are in, and the spring market in DFW continues to heat up! Inventory remains on the rise across the Metroplex, with Collin County leading the charge again—active listings jumped 43.7% year-over-year. Other counties like Dallas (+33.8%) and Denton (+40.5%) also saw substantial inventory increases, offering more options for buyers.

Days on Market held steady or increased slightly across the board, with Collin County averaging 52 days and Rockwall topping out at 85 days, giving buyers a bit more time to make decisions in a competitive landscape.

Prices per square foot remained stable, with small gains in counties like Dallas (+0.8%), Rockwall (2.1%), and Denton (+0.5%). Average sales prices also remained relatively steady, with Collin County at $565,881 and Dallas County at $586,397. Notably, Denton County saw a stronger increase at 7.0% year-over-year.
